How
are Carpet, Built-up, and Chargeable areas defined ?
PBAP( PROMOTERS AND BUILDERS ASSOCIATION OF POONA) have laid down
the guidelines and this is followed by all its members, bringing about
uniformity in the areas available for sale, they are as follows :-
Defining Sales Area
The Historical background :-
Earlier the norm was to sell on carpet areas only. Over the years
the concepts of “built-up area” (wall of Flat ) and subsequently
“super-built-up area” ( proportionate common areas) and
the “super-super-built-up area” ( in cities like mumbai
) were introduced to the business. This was done as a justification
for the better amenities being provided by Developers, but more to
overcome increasing competition. |

Mode
of measurement

Residential - Sales area will be carpet area + 25 %. Inversely carpet
area will be 80 % of Sales Area

Commercial - Sales area will be carpet + 33.1/3 %. Inversely carpet
area will be 75 % of sales area.

Lofts are measured 50 %. Mezzanines ( sanctioned as such) are 100
%.

Eye level Terraces are charged @ 50 % for area upto 500 sq. ft. and
@ 33.1/3 % for in excess of 500 sq. ft.

Carpet area is measured internally wall-to-wall without considering
plaster thickness and column offset |
